    Introduction

    No.27 Brighton is a charming 19th-century Georgian townhouse with just 5 unique boutique hotel rooms. This stylish B&B is one of our favourite little adult-only gems and is a little more personal and homely than some of the boutique hotels in Brighton. The rooms are named after icons from the Prince Regent era and King George IV was the first to establish Brighton as a fashionable seaside town.

    You'll find No.27 Brighton in the fashionable area of Kemp Town, just 200m from the sea and a few minutes walk from the centre of town.

    Activities
    After a peaceful night's sleep (no kids to keep you awake!) wander into town, meander through the cobbled streets and little boutiques or take a walk along the beach. Brighton has a real buzz to it and some great cafes, restaurants and bars.

    You can easily spend the day eating, drinking and walking through this vibrant city. Brighton is a unique city with the heritage of the Royal Pavilion and Regency architecture as the backdrop for the Brighton Pier, Brighton Wheel and the i360 observation tower.

    The elegant dining room is dressed up for breakfast with fine English china and crisp white linen table cloths. Anything is possible here from a Full English to smoked salmon and scrambled eggs or a tasty vegetarian breakfast.

    How to get there?

    Arriving by Car: Take the A23 to the Palace Pier, turn left onto the A259 for Rottingdean and Newhaven. Turn left at the first set of traffic lights, into Lower Rock Gardens. Drive up through the next set of traffic lights. The house is on the left as you drive up the hill at the junction of Edward Street. Alternatively you can turn left when you come to the Royal Pavilion and enter Edward Street. At the first set of traffic lights, turn into Upper Rock Gardens. 

    Arriving by Train: From Brighton Train Station these are some options for completing your journey:
    By Taxi: From the station forecourt, ask for 27 Upper Rock Gardens.
    By Bus: Take the no.7 bus from outside the station towards Brighton Marina. Get off at the "Rock Gardens" stop, 27 Brighton is less than 100 metres up the hill on the left-hand side, near the junction with Edward Street.
    On Foot: 27 Brighton is a 20-minute walk from the station.

    Nearest airport

    Gatwick - 30 mins to Brighton station. Trains run frequently throughout the day.

    Named after the man who did much to make Brighton fashionable; this well-proportioned en-suite room on the first floor enjoys a view of the sea from its bay window.     Named after Caroline of Brunswick, the wife of the Prince Regent then King George IV, this spacious second-floor room at the front of the house has views towards the sea from its bay window. Chinese inspired accents such as the soft blue and white lamps, antique porcelain and the beautiful vintage Chinese style fabric of the day cushions that enrich the king-size bed, evoke a feeling of peace and tranquillity.     On the ground floor and at the rear of the house overlooking a courtyard garden, Steine is a cosy en-suite single room. Named after the historic area of Brighton where the then Prince of Wales chose to build a summer residence to entertain his friends. With warm, earthy grey shades, vibrant accents of saffron yellow and pretty white antique furniture, Steine provides a relaxing place to enjoy a break in Brighton whether you visiting for business or pleasure.

Named after Maria Fitzherbert, the first wife of the future King George IV, this cosy room features an en-suite shower and wash basin with a separate private toilet a few steps along the landing. The double bed is dressed with African cushions & fabrics, complimented with brightly coloured wall hangings and ornaments, creating a feeling of warmth and fun.

    Located on the second floor, this cosy room sleeps 2, is at the rear of the house and has views over Brighton’s rooftops towards the sea. Named after Francis Villiers, Countess of Jersey, George IV favourite mistress for more than nine years, Villiers features an en-suite shower and wash basin and a private, separate toilet on the landing below. There is a double bed, dressed with cushions and fabrics in various shades of green, giving the room a calm and relaxing atmosphere.

    Cancellation policy

    Cancellation fee is 100 % of total charge if cancelled up to 2 days before arrival.

    If a cancellation is made at any time, an admin fee of 1.5% will be charged. If a cancellation is made within 7 days of arrival, the hotel will endeavour to resell the room. If this is possible, only 50% of the booking price will be charged, however if this is not possible 100% of the total price will be charged. If a cancellation is made within 2 days of the arrival date, 100% of the total price will always be charged.

    Please note that the hotel does not have a 24 hour reception. Check-in is from 15:00 to 21:00. Check-in outside these times may be possible by prior agreement.
    Late check out may be available on request, but is subject to a supplementary cost.
